Our Keystone management services include vacation rental management for owners who offer their second homes for short or long term rentals. We provide the homeowner a comprehensive rental management service.

Short Term Rental Management Services 
Our Short Term Rental Service encompasses every aspect of the rental and property management activity including marketing and promotion of the home, professional reservations and front desk check-in services, quality housekeeping, home care and 24 hour response to emergencies related to your property and your guests. Our administrative office and guest reception is centrally located in the heart of Keystone on U.S. Highway 6 conveniently located off of the main highway, which is easily accessible to your homes and our guests. 
Owner Relations 
We make a commitment to our owners to provide them with exceptional service to assure their home is taken care of during their absence. Access to top management personnel is available, quality assurance programs are enforced, full inspection of their unit is conducted upon arrival and departure of each guests and we can provide assistance with upgrade suggestions to achieve higher rental revenue for your home. We also provide owner access with special logins to our website which allows you to book your own stay, view your reservation activity and access statements or historical statistics. 
Marketing and Sales 
On the cutting edge employing a diverse strategy to entice both the winter and summer visitors, we have created a strong connection with our guests and have developed a loyal customer base. Our Guest Services is staffed with friendly, professional and highly trained individuals for guest and owner check in/check-out and concierge services. We offer one-stop shop vacation planning services, sell discounted lift tickets, book activities, dining, ground transportation and other resort services at discounted prices for an extra value to our guests. To make your first night comfortable in your vacation home, we offer upon arrival grocery service so you can enjoy your first days with us by having a stocked kitchen, without the hassle of shopping on your vacation. 
Advance reservations for your property are available 24 hours a day through our website’s on-line booking engine, multiple on-line travel agents including top worldwide producers such as Expedia,, Air BnB, Trip Advisor, VRBO, and a multitude of others. We strive to produce year-round vacation rentals for your property and offer discounted group rates for weddings, meetings, recreational clubs and special events. Our Key Club Loyalty program takes great care of our return guests so they continue to support Key To The Rockies on a long term basis. Our reservations office is staffed until 10:00 PM MST to assure guests are taken care of, however, on-line booking is available worldwide, 24/7.
Quality Control with Housekeeping & Maintenance 
Our housekeeping, maintenance and linen service is provided in house and all persons performing work in your property are covered by Workmen’s Compensation Insurance. All housekeeping services and guest supplies provided to our rental guests such as mid- week cleans, trash removal and towel changes and check out clean are paid for by the guest. Minor maintenance services provided to rental guests are performed at our expense. Material improvements and major repairs or upgrades to the unit or appliances are generally the cost of the homeowner and we are happy to assist you with décor, remodel or upgrades to your home. Any damages caused as a result of the rental occupancy that are considered to be beyond normal wear and tear are generally charged back to the guest. Fortunately, this is not a frequent occurrence and each situation is handled on a case by case basis. Furthermore, we are very confident in the quality of our housekeeping and maintenance care of your residence, Key To The Rockies will guarantee the condition of your property from rental activity beyond normal wear and tear. We will have the guest pay for excess damages or we will pay for it ourselves.

Our in-house Accounting team provides you accurate accounting of your monthly rental activity and any expense charges associated with your property. These reports can be viewed on-line 24 hours a day and can be emailed to you or sent by regular postal mail. All rental proceeds are paid out to the client by the 15th of the month for all activity related to the previous month. Electronic transfer of rental proceed funds directly into your account may be arranged at no additional charge. 
Management Fees 
Management fees for our rental and management services vary and reflect the level and type service we provide you. We guarantee transparency and full disclosure of all our fees. The fee for our management services is based on a percentage commission of the rents generated. The owner receives 65% of gross rentals proceeds, and Key to the Rockies receives 35% of rental proceeds. We earn our commissions when we generate revenue for you. 
Second Home Maintenance Program 
Second Homeowners who decide to keep their property for their own personal use and choose not rent, will enjoy the peace of mind of our Second Home Maintenance Program. This program includes regular weekly maintenance checks, payment of bills, emergency response, coordination of contracted services, housekeeping, receiving parcel shipments, and any other services for the proper care of your home. The fee for the second home maintenance program is a Basic Monthly Fee plus reimbursable charges for any requested maintenance or housekeeping.
