Key To The Rockies has been serving second homeowners in the Summit County and Keystone Resort area since 1991. Having been in the vacation rental management business for almost 20 years we have gained the valuable experience of the ups and downs of the rental and real estate market. During this time we have been able to adapt to the changing economic environments to create the most profitable relationship for our clients.
The scope of our services include vacation rental management for those property owners who wish to offer their second homes or investment properties for short or long term rentals. In addition to our rental management service we also provide residential property management services for those second homeowners who do not rent but would like peace of mind that their home is being watched over while they are away for weeks or months at a time.

One very important criteria for considering a company who is entrusted with the care of your property and with handling the funds of others must be its credentials. We have been licensed by the Colorado Real Estate Commission to conduct such activity since 1986. Key To The Rockies has been accredited with the Better Business Bureau since 1994 and has maintained an A+ rating. Key To The Rockies understands how important it is to keep abreast of current trends and best practices in our industry and have actively held memberships with the Vacation Rental Management Association and Visit Denver – Convention and Visitors Bureau. We hold our business to the highest code of ethics and professionalism.
Most second home buyers do not realize that the practice of Short Term Rental Management is not under the purview of Colorado’s regulatory agency governing real estate. In the absence of this oversight, many small businesses that are conducting this activity and who are not licensed, are not practicing trust accounting with clients funds as required by the State of Colorado. This means that under capitalized companies could be and sometimes are, using your advance reservations rental deposits to fund their business during seasonal slow periods for their own operating shortfalls. This practice is prohibited by the Colorado Real Estate Commission because it constitutes commingling of funds. As a licensed company, we provide the guarantee to you that Key To The Rockies practices trust accounting with all funds of clients and provides the assurance that they are never commingled with the company’s own operating funds. For those homeowners who engage our services for Short Term Rental Management of their second home or investment property, we provide a comprehensive program consisting of every aspect of the rental and property management activity including marketing and promotion of the home, professional reservations and front desk check-in services, quality housekeeping, home care and round the clock response for emergencies related to your property and your guests. Our administrative office and guest reception is centrally located in the heart of Keystone on U.S. Highway 6 conveniently located off of the main highway into town with less than a mile drive to Keystone Resort.
Marketing and Sales
Our marketing and sales effort is cutting edge employing a diverse strategy to entice both the winter and summer visitors to Keystone and the surrounding attractions. Nearing our 20 year anniversary we have created a strong connection with our guests and developed a strong loyal customer base. Our lodging product is delivered through the optimization of our customized website, select online travel agencies, global distribution channels, online, print and radio advertising, email marketing campaigns, press releases, local sponsorships and partnerships and actively promoting through social media outlets.
Front Desk Check In Services
Our Keystone Front Desk is open daily for check in/check-out and concierge service, and staffed with friendly professional and highly trained individuals. We sell discounted lift tickets, and will book an array of activities, dining, ground transportation and other resort services to make the Keystone vacation a one stop shopping experience.
Advance Reservations for your property are available 24 hours a day through our website’s on-line booking capability and our reservations staff is available until 10:00 P MST to speak directly to our customers to help make sure they are paired up with the right accommodations to meet their needs. We also employ a special owner log in feature on our website for the convenience of booking your personal use, viewing your booking activity and to access statements and historical statistics.
Housekeeping, Maintenance and Linen Service
Our housekeeping, maintenance and linen service is provided in house and all persons performing work in your property are covered by Workmen’s Compensation Insurance.
Our fees for housekeeping services provided to owners are charged “at cost” with no additional mark up. All other housekeeping services and guest supplies provided to our rental guests such as mid week trash removal and towel changes and check out clean are paid for out of our management fees. Maintenance services that we provide to rental guests that are incidental to the occupancy and minor in nature are performed at our expense. Material improvements and major repairs or upgrades to the unit or appliances are generally the cost of the homeowner. Any damages caused as a result of the rental occupancy that are considered to be beyond normal wear and tear are generally charged back to the guest. Fortunately, this is not a frequent occurrence and each situation is handled on a case by case basis.
Our in-house Accounting Team will provide you a complete and accurate Accounting of your monthly rental activity and any expense charges associated with your property. These reports can be viewed on-line 24 hours a day and can be emailed to you or sent by regular postal mail. All rental proceeds are paid out to the client by the 15th of the month for all activity related to the previous month. Electronic transfer of rental proceed funds directly into your account may be arranged at no additional charge. For an additional monthly fee we will also pay any operating bills associated with your property such as utilities and homeowner association dues and provide you with one convenient statement itemizing all revenues and expenses. This service requires that the property owner keep on account with us, a working capital balance sufficient to cover at least three months of operating expenses. As stated earlier, all advance rental funds are held in dedicated trust accounts until the end of the month. At that point the funds are “earned” and then distributed to the owner and Key To The Rockies.
Management fees for our rental and management services vary and reflect the level and type service we provide you. The fee for our management services is based on a percentage commission of the rents generated. Therefore we make our money when we make you money.
Second Home Maintenance Program
Second Homeowners who choose to keep their property for their own personal use and not rent will enjoy the peace of mind of our Second Home Maintenance Program. This program includes regular weekly maintenance checks, payment of bills, emergency response, coordination of contracted services, housekeeping, collection of packages, and any other services for the proper care of your home. The fee for the second home maintenance program is a Basic Monthly Fee plus reimbursable charges for any requested maintenance or housekeeping.
