Owners who need assistance caring for a long term rental property can depend on Key to the Rockies to care for and maintain the property, collect rents, and place qualified tenants. As a certified realtor Key to the Rockies will hold and execute a standard lease. 

Key to the Rockies will market your property and find a qualified tenant for your property. Photos...who pays? 
All repairs will be performed at cost of materials and $45/hr for labor. Emergency repairs will be executed in the event the physical condition of the property is threatened. Subcontracted services will be charged an additional 20%.

Our professional housekeeping staff and service technicians will ensure your property is in its finest possible condition after tenants vacate. 

Tenant Interactions
Key to the Rockies will place tenant, background check, execute lease, collect rents, inspect property prior and post lease period occupancy, inventory, collect any damages from tenant, hold a security deposit,

Emergency Response
24 hour answering service for emergencies from owner and owner’s guests. for example lock outs, disruption in heat or hot water, etc.
Our in-house Accounting team provides you accurate accounting of your monthly rental activity and any expense charges associated with your property. These reports can be viewed on-line 24 hours a day and can be emailed to you or sent by regular postal mail. All rental proceeds are paid out to the client by the 15th of the month for all activity related to the previous month. Electronic transfer of rental proceed funds directly into your account may be arranged at no additional charge. 
Management Fees 
Management fees for our rental and management services vary and reflect the level and type service we provide you. We guarantee transparency and full disclosure of all our fees. The fee for our management services is based on a percentage commission of the rents generated. The owner receives 70 - 90% of gross rentals proceeds, and Key to the Rockies receives 30 - 10% of rental proceeds. We earn our commissions when we generate revenue for you.
